How Toheeb Olatoyinbo is reshaping digital media in real estate sales

As Nigeria’s real estate industry continues to embrace digital transformation, marketing strategist and real estate consultant Toheeb Olatoyinbo is emerging as one of the professionals reshaping how properties are marketed and sold. Through innovative digital campaigns, strategic content marketing and technology-driven sales systems, Toheeb has facilitated over ₦6 billion in real estate transactions within the last three years, while championing a new model that places digital media at the heart of real estate sales.

The rapid shift in consumer behaviour has fundamentally changed the way property buyers make investment decisions. Rather than relying solely on physical inspections, newspaper adverts and roadside billboards, today’s investors are increasingly discovering, evaluating and purchasing real estate through digital platforms. This changing landscape has created new opportunities for professionals who understand how technology influences buying decisions.

For Toheeb, digital marketing is no longer an extension of business; it is the business growth engine itself.

With more than a decade of professional experience spanning real estate, finance and digital business strategy, he has built a reputation for transforming online engagement into measurable commercial success. His academic background further reinforces his expertise, having earned a Master’s degree in Digital Marketing and Business Transformation from the prestigious Rome Business School, where he specialized in leveraging emerging technologies, consumer insights and digital innovation to drive business performance.

As the Head of Digital Marketing at Zylus Group International, Toheeb has led several campaigns that have significantly strengthened the company’s digital footprint, customer acquisition strategy and sales performance. His contributions have helped reposition digital marketing from a support function to a strategic business tool capable of generating qualified leads and accelerating revenue growth.

His expertise has also been sought by several organizations, including DLM Capital Group, Sofri, Polystar, Zylus homes & Property, Real Estate Cashback where he has consistently developed strategies that improved brand visibility, customer engagement and business expansion.

Speaking on the changing dynamics of property marketing, Toheeb said the industry can no longer depend solely on traditional sales approaches.

“The biggest shift we have seen is that buyers now make decisions long before they speak with a realtor. They have already watched your videos, read your content, visited your website, checked your social media pages and compared you with competitors. If your digital presence doesn’t inspire confidence, you’ve probably lost the sale before the conversation even begins.”

According to him, many real estate firms still underestimate the influence of digital media on investment decisions.

“Digital marketing is no longer about posting beautiful pictures of houses. It is about building trust, educating prospective investors, solving problems and creating meaningful relationships. When people trust you, selling becomes much easier because they are already convinced before you make the offer.”

Industry analysts say this philosophy reflects the growing reality of today’s property market, where customer education, storytelling and personalised digital experiences increasingly influence purchasing decisions.

Beyond his commercial achievements, Toheeb has become a passionate advocate for capacity building within the industry. Since 2019, he has trained and mentored more than 2,500 digital marketers, many of whom have built successful careers across various sectors.

Determined to bridge the digital skills gap among real estate professionals, he launched an ambitious initiative in 2023 to empower 5,000 digital realtors with practical knowledge in digital marketing and online sales.

That vision gave birth to the Digital Marketing Skills for Realtors (DMSR) Academy, a specialised platform designed to equip real estate professionals with practical skills in social media marketing, paid advertising, content creation, personal branding and digital lead generation.

Through the Zylus Digital Partners Programme, he continues to mentor hundreds of aspiring realtors, helping them understand how digital tools can significantly improve productivity and sales performance.

Reflecting on his passion for mentorship, Olatoyinbo explained that the industry’s future depends largely on how quickly professionals adapt to technology.

“Real estate is evolving rapidly, and the professionals who will thrive are those willing to learn continuously. My goal has never been just to sell properties; it is to build people who can create opportunities for themselves and transform the industry through knowledge and innovation.”

He added that while artificial intelligence, automation and data analytics are becoming more prominent, human relationships will remain central to successful real estate transactions.
